sale of properties usually lead quickly to new purchases, it is
possible to keep your money working almost all the time and

Most
portfolio loans are made by mortgage and commercial lending

mortgages for individual investors as well. Portfolio owners
typically borrow only 25-50 percent of the current market value
of properties they buy, and the average time between purchase
and resale is usually just 60-120 days. As an individual
mortgage lender, you do not "pool" money with other
investors. You are the sole owner of every mortgage you
underwrite. You can choose to be paid your interest every month,
or to "let it ride" to compound daily until the
property is sold.
